Council approves lot split, development expansion

FAIRBORN — Fairborn City Council recently approved a lot split to accommodate a proposed business, as well as a final section of a growing housing development to welcome incoming families.

Lot split

O’Reiley’s has proposed to relocate in the former Wright-Patt Credit Union shopping plaza, near Ace Handyman and Dunkin’ Donuts. The site, before the split, was a total of 2.6 acres and is located at 130 E. Dayton-Yellow Springs Road. The approved lot split gave Handyman 1.7 acres, including its parking lot, leaving O’Reiley’s with .9 acres.

City Planner Kathleen Riggs said the two lots that were created by the approved split meet city standards and parking requirements. The lot includes two access drives to and from Funderburg Road and one to E. Dayton-Yellow Springs Road. Handyman and O’Reiley’s will share access into the lot where Dunkin’ Donuts is located.

The City of Fairborn has conducted a lot split in the past. Riggs said a lot split took place at the Kroger and former K-Mart and building to help drive more business.

The lot is zoned neighborhood commercial and is surrounded by planned unit development and suburban residential. It is located south of Dayton-Yellow Springs Road, west of the Five Points intersection and north of Funderburg Road.

“I’m glad to see we have a business going into that vacant end of the building,” Fairborn Mayor Paul Keller said.

Housing development expansion

Fairborn City Council approved the final section 11 to Waterford Landing. The section will increase the housing development from 145 acres to 178 acres, and from 367 units to 473 units.

Section 11 includes 65 lots and spans over more than 16 acres. It will extend Cascade Drive and add three new streets. More than 10 of the acreage will be dedicated to residential lots, while 2.5 acres will be utilized for storm water retention and open space. Streets will take up the just more than three acres. The lots will vary in size from 5.980 to approximately 14,000 square feet.

Three lots will be utilized for storm water retention, while seven acres will be a dedicated buffer between the housing development and Pearl’s Fen. Those seven acres will be transferred in the future to Greene County.

Modifications were made as the final section 11 was being planned as some citizens and environmental groups displayed concerns about the housing development’s proximity to Pearl’s Fen, located just south of Waterford Landing.

All parties agreed that a seven acre buffer zone would be acceptable.

Bob Jurick, president of B-W Greenway, highlighted in a previous interview that Pearl’s Fen is an “extremely important” area as it “sits on top of a bed of water,” he said, and contains a number of endangered species and is the beginning source to Beavercreek Wetlands.

“I absolutely love it,” Fairborn Council Member Clint Allen said. “Just because it continues to add value to the area and growth, [and it shows] thought that the groups put it — obviously you put in some work because you’re thinking about the future and what happens next.”
